Onyx Equities LLC and Garrison Investment Group have tapped Cushman & Wakefield as their leasing agent at a 370,000-square-foot office building in Paramus, where the joint venture is planning improvements valued at $10 million.
Brokers with the firm are now marketing some 200,000 square feet at 650 From Road, a five-story property that sits between Route 17 and the Garden State Parkway. Ben Brenner, David DeMatteis and Mark Zaziski are leading the effort for C&W, one of several leasing assignments the company has spearheaded for Onyx Equities.
“This is the sixth Bergen County building Cushman & Wakefield has handled for this firm, and our team is excited to capitalize on their proven success in delivering world-class workspaces to New Jersey’s most prominent companies,” Zaziski said. He pointed to recent renovations at properties such as Country Club Plaza at 115 and 117 Century Road, 15 East Midland Ave. and 61 South Paramus Road, which have driven noteworthy lease signings.
The planned improvements by Onyx and Garrison will position 650 From Road as a multitenant office property, C&W said. Those plans call for a five-story “living” plant wall, reclaimed wood ceilings, a high-end café with indoor and outdoor seating, a modern conference center, game room and a revamped outdoor area, which includes a boardwalk and outdoor WiFi.
“The ownership team has committed to invest roughly $10 million in renovations that will completely modernize the building, inside and out,” Brenner said. He added that ownership would offer a private entrance and prominent signage on the building for a large-scale user committing to 70,000 square feet or more.
In a news release, C&W touted 650 From Road’s access to the Parkway, routes 17 and 4 and Ridgewood Avenue.
“Not only does 650 From Road offer an unmatched image, location and array of local amenities, it is one of the few, if not only, locations in Paramus where corporate tenants can lease 200,000 square feet of contiguous space,” DeMatteis said. “In light of our previous Bergen County assignments with this ownership team, we anticipate elevated interest in this asset.”
