The Hampshire Cos. has launched a renovation and expansion of an office building in downtown Morristown, tapping Cushman & Wakefield as its leasing agent for the property.
Brokers with C&W on Monday announced the assignment at 21 South St., where Hampshire will add two floors to bring the building’s total size to 70,000 square feet. The developer, whose headquarters is about a block away, recently purchased the property and now aims to deliver a rare infusion of Class A office space to the bustling downtown.
“21 South Street will, arguably, represent the finest boutique office availability in Morristown,” said C&W’s William O’Keefe, who will lead the leasing team alongside Charles Parmelli. They are marketing availabilities ranging from 6,000 square feet to three full floors amounting to more than 30,000 square feet.
Located steps from the Morristown Green, the existing four-story brick building was constructed in the late 1800s, C&W said. When the renovation is complete, 21 South St. will also feature a new brick exterior with enlarged windows, a completely updated interior and entirely new core with two new elevators and new mechanical systems.
Plans also include a two-story lobby with entrances from both Dehart Street and South Street, a large communal conference area and high-end finishes, along with ground-floor retail space. The building is home to an existing Wells Fargo bank branch at street level, while tenants will benefit from its proximity to the Morristown train station and dedicated parking.
Originally launched by Prism Capital Partners, the long-awaited project will create what C&W says is only the second new office building in Morristown in more than three decades.
