A joint venture has announced plans for a new Urby-branded apartment tower in Jersey City, one that will bring another 748 units to an area that helped launch the concept in New Jersey.
The firms — Boston-based Rockpoint and Urby, the Hoboken-based developer — said the building will rise at 201 Hudson St. as the second of three phases in a master-planned multifamily development. That will include a mix of market-rate homes ranging from studios to three-bedroom units, adding to a growing residential neighborhood just west of the Hudson River and the well-known Harborside office complex.
Plans for 201 Hudson – by Urby, a 69-story high-rise, also call for roughly 10,000 square feet of retail space and 102 surface parking spaces.
“The Jersey City Waterfront continues to distinguish itself as one of the most compelling multifamily submarkets in the New York metro area, driven by strong demographic tailwinds, significant public and private investment, and exceptional transportation access to Manhattan,” said Dan Domb, a managing member and chief operating officer at Rockpoint, a real estate private equity firm. “We are excited to partner with David Barry and his team who we believe are some of the most talented and creative developers in the business.”
The firms noted that 201 Hudson – by Urby will be a short walk from the Grove Street and Exchange Place PATH stations and the Harborside Ferry terminal, allowing residents to reach Manhattan within 10 minutes. It will also be adjacent to what’s now known as Sable, the 762-unit tower that opened in 2017 as Urby’s first project in New Jersey but was later rebranded after its ownership was consolidated.
Newmark Co-Head of U.S. Capital Markets Adam Spies, Executive Vice Chairman Adam Doneger and Managing Director Michael Collins advised both Urby and Rockpoint on the transaction that will give way to the new tower. Urby will co-manage construction and development while overseeing property management and leasing alongside Rockhill, Rockpoint’s property services affiliate.

According to a news release, renters at the new building will have access to amenities such as a resort-style pool with views of the Manhattan skyline, parlor and garden rooms, a modern fitness center, a dog run, a children’s play area and a roof deck. They’ll also be able to board the Hudson-Bergen Light Rail directly outside the building, while Interstate 78 and the Holland Tunnel are minutes away.
The project team includes New York-based architects HLW and Concrete Amsterdam, the Dutch studio behind citizenM and other globally recognized hospitality concepts, as well as interior designer Shawn Hausman and landscape architect Bas Smets, whose practice is responsible for the reimagined grounds of Notre-Dame Cathedral in Paris as well as LUMA Arles and the Mandrake Hotel in London. For Rockpoint, the tower will add to an investment portfolio in Jersey City that includes The Morgan at Provost Square, a recently acquired 417-unit property nearby, and the new 163-unit Embankment House in the Hamilton Park neighborhood.
Urby, for its part, launched in 2016 and now operates properties in New York City, Journal Square, Harrison, Newark, Stamford, Dallas, Philadelphia and Washington, D.C.
