A global communications firm has leased more than 65,000 square feet at a three-building commercial campus in Warren, in a newly announced transaction by Newmark Knight Frank.
The tenant, Huber + Suhner Astrolab Inc., committed to the space at 40 Technology Drive as part of a long-term deal with Ivy Realty. The 66,413-square-foot transaction is part of more than 100,000 square feet of leasing activity at what’s known as The Warren Innovation Center, where NKF represents ownership, over the past 12 months.
NKF Executive Managing Director Jeff Schotz and directors Dan Reider and Harrison Russell completed the assignment on behalf of Ivy Realty. JLL Managing Director Jim Medenbach and Executive Vice President Bob Ryan represented the tenant.
In a news release, NKF said Huber + Suhner is a global electrical and optical connectivity company based in Germany, which specializes in combining radio frequency, fiber optics and low frequency to create solutions for communication, transportation and industrial uses. The company operates a global production network, combined with group companies and agencies in over 80 countries.
Its new location sits within a three-building office, lab and flex campus comprised of 30, 40 and 45 Technology Drive South. Ivy acquired the campus in late 2018, seeking to capitalize on its location near Warren’s downtown center and accessibility via interstates 78 and 287.
Since then, the company has completed a $1.35 million renovation project at 30 Technology Drive, which includes upgrades to the common areas and building façade, as well as improvements to building systems, the installation of a new roof and the resurfacing and restriping of the parking lot. Renovations at 40 Technology Drive are slated to begin soon and will include common area upgrades, a modern HVAC system, a new roof and the resurfacing and restriping of the parking lot.
Recently added tenants at The Warren Innovation Center include Graver Water Systems, which leased 16,985 square feet and was represented by Managing Director Matt McDonough of Transwestern. Meantime, Market Modelers committed to a 2,850-square-foot lease after being represented by JLL Senior Vice President Jon Compitello, while Managing Director Craig Eisenhardt and Vice President Jason Benson represented Aquestive Therapeutics in a 23,589-square-foot extension.
The NKF team is now marketing units at 30 Technology Drive of 1,690 square feet and 4,000 square feet, along with opportunities at 40 Technology Drive from 2,000 to 30,000 square feet.
