PROJECT SPOTLIGHT
Clients turn to Day Pitney’s Real Estate, Environmental and Land Use (RELU) team for sophisticated transactions, redevelopment projects and complex development applications facing significant local opposition. The team is at the forefront of real estate matters across New Jersey, advising on acquisitions, land use approvals, financings and redevelopment efforts. Recent work includes representing several private developer and institutional clients in obtaining warehouse development approvals, many of which had significant public opposition, assisting national homebuilder clients and private developer clients in major inclusionary housing developments and representing a Fortune 500 company in a headquarters move within New Jersey.
Day Pitney is uniquely positioned to handle high-profile and multifaceted real estate matters in New Jersey. Clients rely on the firm’s deep experience in managing complex development projects, extensive knowledge of local politics and governance and ability to navigate intricate deal structures. The team has adapted to the evolving real estate landscape, focusing on repurposing and redeveloping corporate campuses and malls. Day Pitney’s attorneys also excel at guiding clients through controversial projects that attract public opposition, offering strategic solutions that balance business objectives with regulatory and community concerns.
The RELU team, comprised of 16 attorneys in New Jersey and supported by approximately 40 real estate attorneys firmwide, is recognized as a leader in land use and zoning. The attorneys provide sophisticated and practical advice on zoning, redevelopment, affordable housing and environmental matters. The team’s experience spans commercial, residential and mixed-use projects, ensuring clients receive comprehensive legal counsel tailored to New Jersey’s evolving real estate market. Day Pitney attorneys hold leadership roles in key legal and trade organizations and are frequently quoted in local and industry media for their in-depth knowledge, reinforcing the firm’s reputation as a trusted leader in real estate law.
ON THE HORIZON
Day Pitney’s RELU group in New Jersey continues to grow based upon its excellent roster of sophisticated developers, institutional investors, REITs and publicly traded companies. Over the past few years, Day Pitney has been able to guide clients on the intersection of outdated, vacant office and retail buildings and municipal obligations to address affordable housing, which has led to a large number of big “R” redevelopment and little “r” redevelopment projects on behalf of clients. Day Pitney has always had a strong multifamily residential development practice, which will only continue to grow with the Fourth Round Affordable Housing cycle. Further, though it is more difficult to obtain development approvals for new warehouses, activity in the industrial warehouse market will grow whether it’s for those that are able to get new warehouses approved or rehabilitating existing Class B or C space to Class A space. Creativity on the structuring of many of these deals, including joint ventures, will also grow given the difficulties and costs in redeveloping properties.
