Rockefeller Group is expanding to Central Pennsylvania with more than 2 million square feet of new industrial space to be built by its regional development team based in Morristown.
The firm has partnered with MBK Real Estate, a subsidiary of Mitsui & Co. Ltd., to acquire a 182-acre property outside Harrisburg that will be home to the three-building campus. The joint venture is now set to begin construction at the site, in the township of Silver Spring, with completion for two of the buildings slated for roughly a year from now.
CBRE’s Brad Ruppel represented the seller, HSS Investors LLC.
“Following our success throughout the greater region, we are pleased to be entering the Central Pennsylvania industrial market,” said Heath Abramsohn, vice president and regional director for Rockefeller Group’s North Central region. “We have already received interest from several prospective tenants, further providing support for our expansion into Central Pennsylvania.”
According to a news release, Silver Spring Logistics Park will occupy part of the former 451-acre Hempt Farm off the Carlisle Pike or Route 11 and some three miles from Interstate 81. The latter provides it with access to the north and south, while Silver Spring is just five miles from Interstate 76 and 10 miles from Interstate 83 at its southbound ramp.
Rockefeller added that the site is 21 miles from Harrisburg International Airport, 86 miles from the Port of Baltimore, 120 miles from both Philadelphia International Airport and the Port of Philadelphia and 150 miles from Port Newark-Elizabeth.
“Due to continued demand for industrial space in the region, we will develop the 803,520-square-foot building and 318,060-square-foot building immediately. These buildings will be completed by spring 2026,” said Jacqueline Schwartz, associate for Rockefeller Group’s North Central region. “The third building, an 892,620-square-foot distribution center, will follow thereafter.”
All three buildings will have 40-foot clear ceiling heights, 54- by 50-foot column spacing and 185-foot truck courts, the news release said. Each warehouse will have ample auto and truck parking, while the two larger facilities will be cross-docked.
The Harrisburg-based CBRE team of Bart D. Anderson, Michael Hess, Michael Pietropola and Nicholas Sather will market the buildings for sale or lease.
