A private industrial user has leased more than 11,000 square feet at a Roselle warehouse, in a newly announced deal by NAI DiLeo-Bram & Co.
In a news release, the brokerage team said the facility at 305 Cox Road sits on nearly two-thirds of an acre with 1,200 square feet of newly renovated office space, one loading dock and a drive-in door. Zoned for industrial use, the single-story building has a clear ceiling height of nearly 15 feet and heavy power, along with full air conditioning.
NAI DiLeo-Bram’s Priscilla Teixeira arranged the full-building, 11,280-square-foot lease, noting that the user will have easy access to highways such as the Garden State Parkway, Route 1 & 9 Interstate 278 and Route 22, among others. The property is also a short ride from Newark Liberty International Airport and Port Newark-Elizabeth, while Staten Island can be reached via the Goethals Bridge.
“This lease stresses the robust appetite for small to midsized industrial properties located within the Union County submarket,” said Teixeira, a vice president with the Woodbridge-based firm. “Because of its diverse workforce, Union County has attracted many types of industries and growth in sectors such as health care, transportation and education, which has led to increased demand for warehousing and logistics space.”
