Essential Properties Realty Trust has assembled the team that will help build out its new headquarters in West Windsor.
According to Princeton Property Partners, which represented the real estate investment trust in the lease, HOK and Rock Brook will lead the design team for the space at 5 Vaughn Drive. Intech will serve as the construction manager, while ICI will provide the furniture for the 19,601-square-foot office.
EPRT is leasing the space from American Equity Partners under a deal announced in early May.
“The rail access at Princeton Junction was the deciding factor,” said Sab Russo, president of Princeton Property Partners. “We negotiated a 5,000-square-foot lease at 15 Exchange Place on the waterfront in Jersey City in 2023 with the same landlord as 5 Vaughn Drive and had a great experience in both cases.”
Russo represented EPRT, while JLL’s Vinny DiMeglio, Jason Benson and Thomas Romano lead the agency team at 5 Vaughn Drive. The REIT is moving to the three-story, 98,500-square-foot property from nearby 902 Carnegie Center Blvd.
“The rail connectivity between Jersey City and our Princeton headquarters was something we really wanted to take advantage of from a convenience perspective for our employees and operational efficiency for the company,” said Max Jenkins, executive vice president and chief operating officer of Essential Properties.
