Prologis Inc. has closed on nearly 200 acres in Gloucester County, where it plans to build more than 826,000 square feet of new industrial space as part of its growing footprint in the area.
Located in East Greenwich, the project at 179 Democrat Road will include three warehouses on a site that’s less than a mile from Interstate 295. The first building will span 295,120 square feet, while the second and third will measure 319,360 and 211,680 square feet, respectively.
The deal comes five months after the real estate investment trust debuted a 574,480-square-foot distribution center on a neighboring parcel, at 198 Democrat Road, with leasing now underway.
“This project represents yet another major investment in the East Greenwich community that will lead to important job creation and facilitate quick and reliable access to needed goods for people and businesses across the region,” said Read Mortimer, senior vice president and investment officer at Prologis. “Our approach in South Jersey has centered around responsible, green development that supports the local economy, and this project is an extension of that commitment. We look forward to work getting underway and welcoming customers to the new modern spaces.”
The REIT noted that the site’s proximity to I-295 gives it direct access to Interstate 95 and Philadelphia across the Delaware River. Other completed facilities in the area are fully occupied, Prologis added, citing a user base that includes chocolatier Barry Callebaut, Burlington Coat Factory and Target and provides a strong employment base for the town, county and region.
