The Kamson Corp. has added two retail tenants at a mixed-use development in Teaneck, filling nearly 8,400 square feet in a set of newly announced deals by JLL.
In the most recent deal, Kids United committed to 3,452 square feet at what’s known as River Commons at 764 New Bridge Road, according to a news release. The location will be among roughly two dozen for the fast-growing youth soccer development franchise, founded in Staten Island in 2018, with a mission to instill critical soft skills in children using soccer as the vehicle.
JLL Managing Director David Townes and Vice President Alana Friedman represented the developer in the deal, while Rob Mackowski of Pierson Commercial represented Kids United.
Townes and Friedman also brokered the other recent lease, a 3,341-square-foot commitment by Top Notch Performance Club, working alongside tenant broker Miriam Yu of Coldwell Banker.
Kamson has now leased up its 10,931 square feet of street-level retail space at River Commons, which had one commercial unit occupied by a liquor store, complementing the collection of 19 townhome-style apartments that opened in 2021, before the firm hired Townes and Friedman to lease the remainder. The led to a 1,474-square-foot deal California-based Déjà vu Bakery & Café earlier this year.
The brokers noted that the property is easily accessed from Route 4, serving a densely populated community with 209,005 people living and 104,407 people working within a three-mile radius.
“We’re thrilled to see this project come full circle,” Townes said. “For developers, especially with new construction, adding retailers or restaurant concepts that act as amenities is key to enhancing the overall property experience. At River Commons we’ve created a mix of service-oriented tenants that truly meet the needs of the community while delivering long-term value for the property owner.”
