Budd Development Co. has signed a full-building tenant for a 42,000-square-foot industrial property in South Brunswick’s Dayton section, according to a broker with Bussel Realty Corp.
The tenant, Core & Main LP, will occupy a space at 5 Wheeling Road that is just east of Route 130 and minutes from Route 1 and Exit 8A of the New Jersey Turnpike. Features include 21-foot ceiling heights, six tailboards, one drive-in and 1,200 amps of electric power, while the roughly five-acre site has extra land for trailer parking or outside storage.
BRC Senior Vice President Stephen Nozza represented the landlord, according to a news release. CBRE represented the tenant, a specialized distributor of water, wastewater, storm drainage and fire protection products and services.
“Having exclusively marketed all of ownership’s New Jersey properties for over 20 years, I have become a trusted adviser in the redevelopment of each location as they become available,” Nozza said. He noted that he is now marketing a freestanding, 86,000-square-foot building at 332 Applegarth Road in Monroe, also on behalf of Budd Development, with renovations including cross-side tailboard loading with new doors and levelators, along with new LED lighting, a new roof and a new parking lot with two extra stoned acres.
“There is a shortage of these types of standalone industrial properties which can accommodate various uses that are not possible in multi-tenanted warehouses,” he said.
