Sitex Group has crossed a key leasing threshold at a 40-building industrial complex in Saddle Brook that it acquired in 2023 before launching a major update of the property.
The privately held firm said the asset, Zuckerberg’s Industrial Park, is now more than 90 percent occupied and is on pace to be fully stabilized within the next two quarters. That’s thanks in large part to the two-year, multimillion-dollar repositioning project, which included the renovation of each building in the park and extensive improvements to roofing, paving and landscaping.
“When we acquired Zuckerberg’s Industrial Park, our goal was to restore one of Bergen County’s largest and most historic industrial campuses to modern standards,” said Blake Chroman, a principal at Englewood-based Sitex Group. “Today, the park is nearly fully leased, providing high-quality space that supports a range of industrial and distribution tenants.”
Sitex purchased the 40-acre campus in late summer 2023 from the family that had owned it for nearly a century, the firm said. The deal was among New Jersey’s most notable industrial sales that year, given its scale and complexity.
“Zuckerberg’s Industrial Park illustrates Sitex’s ability to execute swiftly on complex acquisitions and deliver transformative results,” Sitex Group Vice President Max Fuchsman added. “Our investment strategy and deep local expertise continue to drive performance across our portfolio.”
