Rugby Realty is reaping the benefits of a plan to modernize Newark’s 3 Gateway office tower, where it has inked some 90,000 square feet in recent leasing volume.
According to Cushman & Wakefield, the leasing agent for the property, updates to the 500,000-square-foot building at 100 Mulberry St. have helped attract new tenants while fueling significant renewal activity. That includes a 17,000-square-foot lease by Sphere Technology Solutions, a data security firm, and a 12,000-square-foot deal by IWG, which recently completed construction on a high-end coworking space at the building.
Among those renewing at 3 Gateway are law firms Tanenbaum Keale LLP and Walsh Pizzi O’Reilly Falanga LLP, which occupy 27,000 and 17,000 square feet, respectively. HelloFresh, the meal delivery service platform, also recommitted to its 13,000-square-foot space.
Cushman’s Curtis Foster, Jerry Shifrin and Matt Zaplin partnered with Rugby Realty President Aaron Stauber to reposition the property and represented ownership in the deals. The tenant brokers are as follows:
- Sphere Technology Solutions: Newmark’s Jamie Ragucci and Hope Brodsky
- Tanenbaum Keale LLP: Jon Meisel and Joseph A. Sarno of CBRE
- HelloFresh: Harrison Russell and Matt Himmelsbach of Newmark
- Walsh Pizzi O’Reilly Falanga LLP: Bill Sitar of Sitar Realty Co.
“3 Gateway has undergone a tremendous transformation in recent years, with a robust capital improvement project that is nearing the final stages of completion,” Foster said. “Aaron and his team have worked diligently to create an office environment that can accommodate the office tenant of the future, offering an extensive amenity package and high-quality office spaces that help companies attract and retain top talent.”
In a news release, C&W said Rugby Realty partnered with Gensler to design The Club @ 3, an exclusive space for all tenants within the building that’s set to open this month. The amenity offers a mix of collaborative and functional entertainment space to host company-wide meetings and events, while other features at the property include the recently opened penthouse pickleball court, a new fitness center with locker rooms and showers, dedicated on-site parking and 24/7 building security.

As one of Newark’s four Gateway office buildings, the tower provides tenants with revitalized public areas, upgraded infrastructure, exterior and façade enhancements and a modernized concourse walkway with sought-after services, vendors and new retail known as The Junction @ Gateway, following a sweeping project by Onyx Equities. The corridor also provides a direct connection to Newark Penn Station.
