The developers of a high-profile new logistics park in Sayreville have secured another tenant for the campus, leasing nearly 101,000 square feet to a distributor of industrial food ingredients.
The partners, Trammell Crow Co. and CBRE Investment Management, expect to welcome Essex Food Ingredients to their Arsenal Trade Center by January. The supplier will occupy 100,500 square feet at 49 Callahan Blvd., also known as Building 1 and the smallest of three facilities that make up the complex off Cheesequake Road.
Cushman & Wakefield’s Mindy Lissner, Mark Zaziski and Pat Decker represented Essex Food Ingredients, while CBRE’s Tom Monahan, Larry Schiffenhaus and Brian Golden represented ownership.

Delivered in late 2023, Building 1 measures 285,000 square feet, according to TCC. Building 2, which spans 342,371 square feet, was fully leased in June 2024 to JW Fulfillment Inc., while the 451,916-square-foot Building 3 is currently available for lease.
Each facility has 40-foot clear ceiling heights, solar panels, abundant car and trailer parking and a gold certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale. The full campus benefits from easy access to major highways including routes 9, 35 and 440, Interstate 287 and the New Jersey Turnpike.

Several years in the making, the development has revitalized a 74-acre former chemical plant site in the heart of Middlesex County. TCC and CBRE Investment Management broke ground in September 2022, seeking to capitalize on a location that’s two miles from Route 9 and four miles east of the New Jersey Turnpike.
