A wholesale distributor has leased one of three buildings at a new logistics park in Sayreville, committing to more than 342,000 square feet under a deal with Trammell Crow Co.
According to the developer, the transaction with JW Fulfillment Inc. follows the recent completion of the nearly 1.08 million-square-foot campus known as Arsenal Trade Center. The global logistics firm will occupy 342,371 square feet at 99 Callahan Blvd., while the second and third buildings span 285,000 and 451,602 square feet.
CBRE’s Tom Monahan, Larry Schiffenhaus and Brian Golden represented ownership at the park, while Charles Fern and Jimo Liu of Cushman & Wakefield represented JW Fulfillment.

TCC developed Arsenal in partnership with CBRE Investment Management, which worked on behalf of a fund the firm manages. The project has revitalized a 74-acre former chemical plant site, which drew interest as a logistics hub thanks in part to its location four miles east of the New Jersey Turnpike.
Buildings at the campus, which has gold certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, has 40-foot clear ceiling heights, above-standard car and truck parking and abundant and scalable power availability. TCC added that the property has a 30-year payment in lieu of taxes agreement in place.
