The owner of a well-known office tower in Woodbridge has inked seven leases in recent months, securing a mix of new commitments and renewals in deals arranged by NAI DiLeo-Bram & Co.
According to the brokerage firm’s Robert Dinner, who represents Atlantic Realty Development Corp., the activity at 90 Woodbridge Center Drive totals roughly 28,000 square feet and has brought occupancy at the 245,000-square-foot building to roughly 95 percent. The deals range from 1,500 to 8,000 square feet and include:
- A renewal by Nationwide Insurance, a global leader in finance and professional services that maintains a legal division in the building
- A new lease by Onyx Management, the finance office for a full-service asset management provider
- A renewal by Amboy Bank, which offers a full-service ATM on site and is a New Jersey-focused bank serving consumer and commercial clients with branches throughout Middlesex and Monmouth counties
- A renewal by Hudson Reporting & Video, an expert court-reporting services firm serving the New York metro and nationally
- A renewal by a major professional services advisory firm
- A new lease by AJ Foods, a franchise restaurant ownership firm
- A new lease by YMF, a textile firm

The real estate services firm, which is headquartered at the building, said it leveraged its location at the intersection of routes 1 & 9, high visibility from the Garden State Parkway and New Jersey Turnpike and abundant “front-door” transit options, including NJ Transit bus stops and the nearby Metropark and Woodbridge train stations. The tower also benefits from a major renovation focused on tenant satisfaction and comfort, with features including a 10,000-square-foot event center, a computer-monitored energy-efficient HVAC system, a two-story atrium lobby and new elevator cabs with electronic directories.
Atlantic has also repaved the parking lot, which has electric vehicle charging stations, NAIDB said. Those features support a submarket that it described as a dynamic corporate business environment, which offers immediate access to major retail centers like Woodbridge Center Mall and Menlo Park Mall, hotels, banks and fitness centers.
