Woodmont Industrial Partners and Sagard Real Estate have broken ground in Rahway on what will be some 277,000 square feet of modern logistics space across two new buildings.
Slated for completion in early 2027, the project will revitalize a 25-acre site at 349 and 389 New Brunswick Ave. that long housed an obsolete 212,000-square-foot facility, according to a news release. In its place will be two new buildings of roughly 201,000 and 76,000 square feet, as the developers look to meet the ongoing demand for new warehouse and distribution space.
“We are excited to once again be partnering with Woodmont on another development project in one of the country’s most compelling industrial markets,” said Camila Grello, managing director for asset management at Sagard Real Estate. “Northern New Jersey’s strong fundamentals continue to support demand for modern logistics space, and we believe this redevelopment will be very well received.”
According to the firms, the larger facility will have a 36-foot clear ceiling height, 41 dock doors, two drive-in doors and ample trailer and car parking, as well as 3,000 square feet of office space. The second will have a 40-foot clear height, eight dock doors and one drive-in door, with 2,500 square feet of office space.
Both will leverage a location between the New Jersey Turnpike and the Garden State Parkway and one that’s minutes from several other major highways.
“This site gave us an exceptional opportunity to deliver new industrial space in a corridor where demand is outpacing supply,” said Anthony Amadeo, executive vice president of Woodmont. “North Jersey’s industrial market remains strong, and the strategic location of this property aligns well with that sustained momentum. We’re proud to redevelop this property and revitalize the area with our long-term partner, Sagard, and support the ongoing growth of the state’s industrial sector.”
The firms added that Port Newark-Elizabeth and Newark Liberty International Airport are less than 30 minutes away, while New York City and Philadelphia are easily accessible via nearby crossings and highways.
