SJP Properties has secured a coveted design certification for M Station West, the acclaimed new building in downtown Morristown that’s home to more than Sanofi 2,000 employees.
The developer last week said the project, located at 100 Morris St., has received WELL v2 platinum certification from the International WELL Building Institute, the highest level awarded under the increasingly important WELL Building Standard. It’s the latest accolade for the roughly 253,000-square-foot building, one that demonstrates a company’s commitment to enhancing human health and well-being across 10 core concepts at IWBI: air, water, nourishment, light, movement, thermal comfort, sound, materials, mind and community.
It also comes a year after SJP welcomed Sanofi, the Fortune 500 pharmaceutical and health care giant, to the Gensler-designed campus just west of NJ Transit’s Morristown station.

According to the firm, M Station West embodies WELL’s v2 Platinum standards with features such as highly efficient floor plates that allow for maximum versatility in establishing workflow and state-of-the-art air filtration systems ensuring the healthiest possible environment for employees. The seven-story building also has expansive natural light, bringing in the outdoor experience and enhancing productivity and employee morale, while the property boasts a tree-lined retail promenade, a stunning courtyard and two outdoor plazas, providing a welcoming and eco-minded environment.
Convenient access to NJ Transit, meantime, encourages employees to take public transportation to work and on-site electric vehicle charging stations further supports community sustainability. The same is true for M Station East, the adjacent six-story, 120,000-square-foot building that served as the complex’s first phase and is home to 1,500 Deloitte employees.
The built-to-suit projects have helped usher in a new model for sustainability in the workplace while elevating Morristown’s economy through increased retail interest, higher property values and infrastructure improvements, SJP said. M Station West has also won several key industry awards in recent months, including NAIOP New Jersey’s Transformative Deal of the Year and United Way of Northern New Jersey Impact Award.
