A new loft-style residential building in Hoboken is striking a chord with buyers, driving a surge in sales activity at a project that has revitalized a historic factory building.
According to The Taurasi Group, the firm behind what’s known as Southend Lofts, the collection of 110 high-end condominiums at 38 Jackson St. is more than 50 percent sold after hitting the market just eight months ago. That’s due in part to what it hailed as a remarkable month of sales activity in May, when it signed contracts totaling more than $20 million in value.
The momentum underscores strong buyer demand for the community’s expansive loft-style homes, luxury amenities and distinctive fusion of historic character and modern design, the developer said, noting that closings are underway with homeowners now moving in.

Designed by Nastasi Architects, with interiors by D&G Interiors + Design, Southend Lofts has a mix of oversized one- to five-bedroom floorplans with prices ranging from $875,000 to nearly $5 million, according to a news release. That includes penthouses with four- and five-bedroom duplex layouts, highlighting a selection of homes that have large private outdoor spaces and sweeping skyline views.
It all comes as part of a project that has reimagined the former Davis Baking Powder and My-T-Fine Pudding factory. Aside from restoring the historic structure, The Taurasi Group has expanded the original five-story building with newly constructed wings that reach nine stories and bring its footprint to a full city block, blending its industrial heritage with contemporary design that incorporates its oversized windows, soaring ceilings and exposed columns.

Residents have access to 20,000 square feet of indoor and outdoor amenities, including an expansive eighth-floor rooftop terrace anchored by a 40-foot swimming pool, green lawns, shaded dining and lounge areas and communal gathering spaces for year-round enjoyment. Additional offerings include a fully attended lobby, a modern fitness center, an open-air coworking lounge and a virtual suite with multisport simulator and golf capability.
The property also has an on-site enclosed parking garage that’s available for an additional fee, as well as a dramatic indoor public atrium designed as a contemporary interpretation of Milan’s Galleria Vittorio Emanuele II, the news release said. Topped by a translucent canopy that fills the space with natural light, the space is or will be home to retail tenants such as grocer Southend Market, Nana’s Dim Sum + Dumplings, Under Pressure Espresso Bar and active lifestyle brand and community fitness club City Fitness, while The Taurasi Group has also signed a lease with the Hoboken Public School District to house a dedicated pre-kindergarten and early childhood education center.
Southend Lofts is directly across from the recently completed Southwest Resiliency Park, an innovative public space with six pickleball courts, a full basketball court, playground, picnic tables, splash pad, swings, shade structures, restrooms and a social plaza, the developer added.
