Alpine Residential has welcomed the first residents to a collection of 500 apartments just west of Liberty State Park, the latest addition to its expansive portfolio in Jersey City.
The firm, which is based in Manhattan, is marking the milestone at what’s known as AVIVA as it continues to market the two-building property at 189 Phillip St. That includes a selection of studio and one-, two- and three-bedroom homes — each offering views of the Manhattan skyline, the Statue of Liberty and Liberty State Park — as well as upscale amenities, ground-floor retail space and the benefit of quick access to NJ Transit’s Hudson-Bergen Light Rail.
Net-effective monthly rents start from the $2,200s, not including incentives.
“There’s a strong feeling of excitement and anticipation surrounding AVIVA as we welcome our first residents,” said William Rosato, co-managing partner of Alpine Residential. “With building tours underway, prospective residents can explore firsthand everything the community has to offer — from its well-designed apartments and amenities to its unique location on the edge of Liberty State Park.”
Designed by GRT Architects and Ismael Leyva Architects, the property comprises twin 12-story buildings connected by a one-story lobby base with 4,000 square feet of ground-floor retail space, according to a news release. Outdoor spaces include a rooftop pool and lounge, grilling stations, landscaped gardens and a signature water garden atop the lobby with sweeping views of New York Harbor, while renters also have access to indoor perks such as a sky lounge with a demonstration kitchen, a fitness center with a HIIT studio and coworking spaces.
Liberty State Park is next door, offering more than 1,200 acres with a two-mile promenade, open green space, recreational trails, an outdoor performance area, ferry service to the Statue of Liberty and Ellis Island and Manhattan skyline views, Alpine said. What’s more residents are on the eastern edge of Jersey City’s Bergen-Lafayette neighborhood and steps from new dining destinations such as The Roxy, Eggs Up and Mochi Dough, as well as pubs, nightlife and shopping.
“We leveraged the property’s park-front location to design homes and amenities that invite the outdoors in and embrace their surroundings,” said Todd Schefler, co-managing partner of Alpine Residential. “AVIVA will offer a residential experience unlike anything else in Jersey City.”
South Oxford Management, Alpine’s affiliated management company, will direct the leasing and management of AVIVA.
