The owner of a top-performing shopping center in Howell has listed it for sale, brokers with JLL announced, touting its Route 9 location and well-established roster of national retailers.
According to the listing team, the 298,475-square-foot Howell Commons is 93.4 percent leased with an average tenant tenure of 16 years. Its anchor, Kohl’s, is in the 95th percentile nationally for the big-box chain, while the property is home to New Jersey’s No. 1 Burlington store by visits per square foot and the No. 1 Great Clips by total visits, per Placer.ai data.
Other national tenants include TJ Maxx, HomeGoods, Michaels, Old Navy, Ulta and Chipotle. JLL also noted that several junior anchor tenants have renewed, extended or signed new long-term leases within the past five years, creating a durable income stream, while small-shop leasing activity has delivered up to 37 percent rent growth on negotiated renewals since 2022.
Built between 2001 and 2004 and renovated in 2014, the property sits on 35.35 acres at 4701-4799 Route 9 North. The location sees average daily traffic of more than 40,000 vehicles.
“Howell Commons presents a compelling opportunity for investors to acquire a premier regional shopping center with world-class store-level performance and proven small-shop rent growth in one of central New Jersey’s most heavily trafficked retail corridors,” the firm wrote in its marketing materials.
