Accordia has completed its first acquisition outside the Northeast with the addition of a nearly 36,000-square-foot, shallow-bay industrial building in Charlotte.
The Fairfield-based firm said the property, 14301 South Lakes Drive, was fully leased to three tenants at the time of the sale and lends itself to a variety of flex and distribution users. That’s due in part to features such as a glass exterior, an 18-foot clear ceiling height, dock-high and drive-in loading positions, a 140-foot-deep truck court and ample parking.
Built in 1985, the 35,542-square-foot facility is also part of the South Point Business Park in Charlotte’s Southwest industrial submarket, offering convenient access to interstates 77 and 485 via Carowinds Boulevard and South Tryon Street.
“14301 South Lakes Drive marks Accordia’s first acquisition in the Carolinas as we look to expand outside of the Northeast,” said Matthew Pizzolato, the firm’s executive vice president and head of acquisitions and capital markets. “This acquisition builds on our strategy to acquire highly functional, shallow-bay industrial in infill locations below replacement costs.”
In announcing the deal, Accordia noted that the 35,542-square-foot building is within a 10-minute drive of Charlotte’s South End neighborhood and various retail destinations. Uptown Charlotte, the Charlotte Douglas International Airport and the affluent Lake Wylie community are all within a 20-minute drive.
The company, which did not disclose the sale price, said recently that it plans to expand its footprint in the Southeast as part of a revamped business plan and a growing team.
