One of Harrison’s newest luxury rental buildings is quickly approaching full occupancy, having leased 75 percent of its apartments less than a year after opening.
Known as Steel Works, the project by Advance Realty and DeBartolo Development includes 286 units. The firms touted the demand as a sign of the building’s location minutes from Harrison’s PATH station and a long list of amenities that appeal to lifestyle-minded renters.
“We’re thrilled to see the continued leasing success at Steel Works — something we feel only strengthens our belief that Harrison is well on its way to becoming a premier destination to live, work and visit,” said Peter J. Cocoziello, Advance Realty’s president and CEO. “From the beginning, Steel Works represents a type of luxury living experience which not only pays tribute to the history of the area but also demonstrates a unique blend of first-class amenities, carefully crafted design and modern conveniences which create a truly one-of-a-kind community in one of the most desirable transit-oriented locales.”
Steel Works opened in mid-2017 as part of the multiphase, 35-acre Riverbend District, which is adding a mix of restaurants, bars, shops, entertainment and other cultural options to the Harrison waterfront. In total, the planned redevelopment area calls for 3,000 luxury residences as well as 100,000 square feet of retail space.
The newest building by Advance and DeBartolo, located at 1200 Frank E. Rodgers Blvd., features a mix of studio, one-bedroom and two-bedroom apartments. Amenities at Steel Works include a fitness center with an on-site spin room and 24/7 on-demand fitness classes, golf and multisport simulator, heated outdoor pool and clubhouse, among others.
Apartments feature high-end finishes and additions such as built-in wine chillers, sound systems and an Amazon Echo Dot equipped with “Alexa” voice service. The building’s location offers commuters a 20-minute train ride to Manhattan and three-minute ride to Newark Penn Station.
“Steel Works has continually attracted renters from New Jersey, New York City and beyond seeking uniquely designed homes and a diverse mix of modern amenities,” said Edward M. Kobel, president and chief operating officer at DeBartolo Development. “Combined with easy access to public transportation and the ever-growing charm of the Riverbend District, residents are finding everything they desire right here in Harrison.”
