American Equity Partners has taken the wraps off a newly renovated office building alongside the Princeton Junction train station in West Windsor, brokers with Newmark announced.
According to the leasing team, AEP’s multimillion-dollar upgrade at 5 Vaughn Drive includes a new lobby, bathrooms, hallways, conference center and tenant lounge. The 98,500-square-foot property also has a new grab-and-go café, a Peloton studio, outdoor seating and walking trails with fitness equipment, with 50,000 square feet now available to prospective tenants.
AEP recently tapped Newmark as its leasing agent, which follows its purchase of the building in late 2020 from the former Mack-Cali Realty Corp. The property at the time was 30 percent leased.

“5 Vaughn is the only office building in Princeton that is truly walking distance to Princeton Junction train station,” Newmark’s Steve Tolkach said. “It has undergone a complete transformation with the recent renovations, and we firmly believe it is now a top-five office building in the Princeton market.”
Tolkach, an executive managing director, is leading the assignment alongside Managing Director Rob Loderstedt. The team has already completed five leases at the building, including a new long-term, 15,000-square-foot commitment by Moderna.
Aside from being adjacent to the train station, 5 Vaughn provides easy access to the Route 1 corridor and downtown Princeton. Newmark also noted that the newly upgraded building will host the Arts Council of Princeton’s annual fundraiser later this month.
