The owner of a DJ and lighting equipment company has purchased a 10,000-square-foot mixed-use building in Sussex County, in a deal arranged by NAI James E. Hanson.
Brokers say the property, 238 Route 206 in Byram, will serve as a sales and inventory center for KPODJ Lighting & DJ Gear. The buyer, Thomas Capo, is relocating to the site from Lake Hopatcong after acquiring the property from H. Robert and April Kaprelian.
NAI Hanson’s Joe Vindigni and John Schilp represented the sellers, while United Real Estate of North Jersey represented the purchaser.
“The past two years have forced businesses to reassess their short and long-term plans,” Vindigni said. “Relocations are becoming increasingly common as companies of all sizes look to adjust and find spaces that better fit their evolving needs. Amidst this ongoing shift, property owners have a unique opportunity to capitalize on the market and secure premium values for their adaptable properties across northern New Jersey.”
In a news release, NAI Hanson noted that the 2.35-acre property includes flexible retail and office space as well as two apartments, noting that Capo was also drawn to the potential for passive income. It’s also home to two recently paved parking lots, a backup generator and an elevator within the retail space.
