An office building near the Atlantic City International Airport is headed to auction, brokers said, offering a combination of value-add potential and cash flow from existing tenants.
A team from Colliers International is spearheading the upcoming fee simple sale of Hamilton Office Center, a three-story, 82,468-square-foot office building in the Mays Landing section of Hamilton Township. Located at 5218 Atlantic Ave., the complex is 67 percent leased by three tenants: the state of New Jersey, GSA/IRS and a privately held company and government contractor known as Global Connect.
Colliers’ Jacklene Chesler, Patrick Norris and Matthew Brown are now preparing to auction off the property from May 13 to 15 via the Ten-X platform and are offering tours until the start of the auction, according to a news release. They are touting the building’s value-add opportunities, stable cash flow and the improving qualities of the surrounding market.
The local area benefits from a high demand from government agencies, contractors and professional services, creating a strong pool of potential long-term tenants, the brokers said. They also highlighted the property’s glass curtain exterior, flexible floor plates on the third floor and location directly off Route 40.
The site is also less than 10 miles from the Atlantic City International Airport.
