An investment group has acquired a 117,000-square-foot industrial building in Middlesex Borough, under a newly announced transaction by Bussel Realty Corp.
Brokers with the firm represented a longtime client, Sunrise Industries, in its sale of the building at 3 Smalley Ave. The buyer, which is based in Brooklyn, purchased the property for an undisclosed price.
BRC Executive Vice President and Principal Gregory Irving completed the assignment for the Edison-based brokerage, touting the property’s location near Interstate 287 and access to the New Jersey Turnpike and routes 18, 22 and 28.
“BRC is responsible for obtaining all the tenants which now occupy the building,” Irving said. “It has been a pleasure to serve the real estate needs of Sunrise Industries from start to finish on this project.”
The property has 30-foot ceiling heights, multiple tailboards and drive-in doors and heavy power on 10 acres, BRC said. It is also close to an NJ Transit rail station with direct passenger service to Newark Penn Station and connecting service to New York.
