A joint venture has broken ground on a mixed-use project that will bring 424 new luxury apartments, a recreation center and a two-acre park to a swath of western Hoboken.
The firms, Bijou Properties and Intercontinental Real Estate Corp., are partnering on the 14-story development at 700 Jackson St. Slated for completion in mid-2019, the project is the latest for what has become a new frontier of development in the Mile Square City.
The developers tapped locally based Marchetto Higgins Stieve Architects to design the project, which includes a 6,835-square-foot public gymnasium and 25,000 square feet of ground-floor retail space. An adjacent park will be split between a one-acre open grass area and children’s playground and a one-acre public plaza designed for active and passive recreation uses.
“We’re invested in the future of Hoboken and are committed to working with the city to develop sustainable housing that significantly contributes to the community-at-large,” said Larry Bijou, managing partner of Hoboken-based Bijou Properties. “This new building and open space donation fits perfectly into that philosophy.”
“In addition to offering living spaces specifically designed with the needs of Hoboken families in mind, this building supports the up-and-coming western Hoboken neighborhood by providing much-needed public space, a recreational center and a resiliency park to help alleviate water run off concerns.”
Amenities planned for the complex include a penthouse pool and roof deck, according to a news release. Bijou and Intercontinental also touted the proximity of the 9th Street Hudson-Bergen Light Rail Station.
The new building follows the fall 2015 completion of Vine, a 135-unit luxury rental developed by the same joint venture at 900 Monroe St. Bijou also has several other properties in the northern end of Hoboken, including Garden Street Lofts, Edge Lofts and Park + Garden, which includes a 32,000-square-foot Elysian Charter School.
Each project has a sustainable or environmentally conscious design, obtaining certification on the U.S. Green Building Council’s LEED scale, or Leadership in Energy and Environmental Design.
