Bijou Properties has launched sales at a new sustainably built, seven-story condominium building in Hoboken that it says is a first of its kind in New Jersey.
The developer announced last week that Candela Lofts, a collection of nine condos at 1024 Adams St., has been built to achieve what’s known as a Passive House standard, which largely centers on construction that results in ultra-low energy needs. To that end, Bijou and Nastasi Architects designed the building to achieve a quantifiable and rigorous level of energy efficiency and deliver maximum health and indoor comfort.
Homes at Candela Lofts start at $1.25 million, ranging from 1,500 to 3,400 square feet and featuring a mix of two-, three- and four-bedroom layouts, Bijou said. Initial occupancy is expected in December.
“This building is the first of its kind in New Jersey and will provide features and systems that can’t be found in any other residential condominium,” said Larry Bijou, managing partner of the Hoboken-based firm. “These include a dedicated ventilation unit that continuously provides fresh air throughout the entire living space, creating a healthier environment. An added level of comfort and privacy created by high quality insulation and high performance windows and doors provide a noise barrier between what is inside your home and the urban landscape outside.
“All of these practices add up to lower energy costs for heating and cooling for owners.”
Other eco-friendly features include an air-sealing of the building envelope and high-end mechanical and ventilation systems to provide better indoor air quality. Along with the international Passive House standard — which helps building designers create durable, comfortable and healthy buildings and dramatically reduce energy consumption — Candela Lofts has also been designed to achieve LEED Platinum certification from the U.S. Green Building Council.
Bijou also touted the building’s luxury elements including high ceilings, oversized windows, walk-in closets, sleek cabinetry, Miele appliances and private outdoor space. Condominiums also include private parking.
The building occupies the site of a former candelabra factory at Adams and 11th streets, Bijou said, adding that some residents will have views of the New York City skyline.
