Blackstone 360 has debuted a new 70-unit luxury apartment tower alongside an existing property in East Orange, marking a new phase for its maiden project in the city.
Located at 141 South Harrison St., the seven-story building received a temporary certificate of occupancy this month and is 50 percent preleased, according to a news release. The new offering joins the existing 12-story, 105-unit structure at the site, known as Indigo 141, which was born out of B360’s renovation and modernization of the historic former art deco Suburban Hotel, and is the latest piece of the firm’s rental portfolio in the city.
“We spent a great deal of time researching and thoughtfully analyzing our existing resident and prospect feedback, and we saw that there was strong demand for additional, boutique studio and one-bedroom floor plans that could be offered at more accessible price points,” said Alina Zafar, B360’s director of marketing and corporate relations. “Much of that pressure is coming from New York City commuters, medical students and others who are working or studying remotely in a hybrid fashion and appreciate the privacy of a smaller residence without having to compromise on elevated design and prime amenities.
“Combined with the existing studio to two-bedroom floorplans we have within Indigo’s primary tower, along with our entire portfolio along South Harrison Street, we’re able to cater to a complete range of resident needs.”
Monthly rents at the new tower start at $1,650, the Newark-based developer said, adding that it has a private entrance but offers direct interior access to the Indigo 141 lobby. Renters at both buildings will have access to amenity spaces such as a resident lounge with work-from-home spaces, a rooftop fitness center, a party room and lounge, an outdoor landscaped terrace and garden and private, covered parking.
Meantime, NJ Transit’s Brick Church station is within walking distance of the building, while B360 offers shuttle service to Newark Penn Station. Also nearby are major highways such as Interstate 280 and the Garden State Parkway, offering quick access throughout New Jersey and into New York City.
B360 now has some 900 apartments across five properties in East Orange. It has built the portfolio over the course of nearly 15 years, starting with its 2009 acquisition and transformation of the formerly vacant and dilapidated Suburban Hotel.
Since then, the firm has acquired abandoned and underutilized sites along South Harrison Street that it saw as ripe for redevelopment.
