The developer of a 180-unit apartment building in East Orange has tapped The Blau & Berg Co. to market the property’s ground-floor commercial space.
The brokerage firm announced Thursday that it’s representing Blackstone 360 in the assignment at Lotus 315, which sits at 315 South Harrison St. The property, whose apartments are fully leased, features 33,000 square feet of overall commercial space.
Blau & Berg Director of Business Development Christian Benedetto and Sales Associate Karine Blanc are handling the assignment. They noted that the property sits along the busy South Harrison Street corridor, connecting East Orange and South Orange and offering proximity to interstates 280 and 78, the Garden State Parkway and the New Jersey Turnpike.
“High-density, luxury residential development in East Orange has flourished over the last decade, with city dwellers opting for the transit-oriented, amenity-focused, and upscale housing offered throughout the B360 East Orange portfolio,” said Airaj Hasan, CEO and president of B360. “Residents throughout our East Orange luxury properties now demand retail that matches their lifestyle and values.”
The brokerage team also noted that Lotus 315 has 113 surface-level parking spaces and an approved, corner unit drive-thru that can serve a tenant such as a café, pharmacy or bank.
“East Orange has been designated a quintessential city for urban renewal thanks to key developments such as Lotus 315,” Blanc said. “This project will bring some much-needed retailers to this part of the city to service residents in the nearby vicinity.”
