A new high-end apartment building in Harrison will soon welcome its first residents, bringing the latest infusion of renters to the town’s redeveloped waterfront.
Its developers, BNE Real Estate Group and HornRock Properties, on Monday announced the launch of leasing at what’s known as One Harrison, touting what they say are spacious apartments that are “sized for real life.” Located along the Passaic River, the property includes a mix of studio, one-bedroom and two-bedroom apartments, along with 30,000 square feet of amenity space.
Monthly rents start at $1,700, with immediate occupancy available.
“This has been one of the most anticipated openings to date,” said Jonathan Schwartz, partner at BNE Real Estate Group. “We’ve never seen a waitlist quite so long. Now that our leasing office is officially open, we’re thrilled to see renters responding so quickly to our distinctive building design and location, as well as the dynamic lifestyle offered by Harrison as a whole.”

One Harrison — designed by Minno & Wasko Architects and Planners — is among the newest rental projects to open in the Hudson County town, whose waterfront redevelopment zone has drawn a host of top developers in recent years. The neighborhood is anchored by a newly renovated PATH station, which offers train service to Newark Penn Station, Jersey City and Lower Manhattan.
Harrison also offers a more affordable alternative to Jersey City and Hoboken, as the developers of One Harrison noted on Monday. They said they expect the first residents to move in later this month.
Those renters will have access to private shuttle service to the Harrison PATH station and will be minutes from a host of restaurants and retailers, along with Red Bull Arena. Internal amenities at One Harrison include lounge spaces, a two-level fitness studio with yoga and spin room and a vintage-inspired library with private meeting rooms.
The property also offers a multilevel pool deck overlooking the waterfront with a bar and lounge, grills, an open lawn area and a bocce ball court, according to a news release. Other amenities include a dog spa, lobby lounge with fireplace and coffee lounge with private dining.
