BNE Real Estate Group has opened the second phase of a sweeping redevelopment project in South Amboy, debuting another 205 upscale apartments and amenities along the Raritan Bay.
The firm joined local officials last week to unveil what it calls The Pearl at Station Bay, at 2000 Schindler Drive, where it has capitalized on a location between the city’s NJ Transit rail station and its commuter ferry terminal. That location is in full focus with leasing now underway at the collection of studio, one-bedroom and two-bedroom homes, where monthly rents start from the $2,200s.
The milestone follows the 2021 completion of BNE’s 291-unit first phase at Station Bay, part of a $500 million redevelopment of a 55-acre stretch of South Amboy’s shoreline.
“For those of you who may have been here a few years ago, when you take a look at what was down here then and what is here now, it’s an incredible improvement,” South Amboy Mayor Fred Henry said. “This is obviously an incredible building and a welcoming place for all of the people who are coming into South Amboy, because this is a great community to live in.”

Designed by Minno & Wasko Architects and Planners, with interiors by Mary Cook Associates, The Pearl has more than 26,000 square feet of amenity spaces. That includes multiple social lounges, a high-end fitness center, a yoga and movement studio and a golf simulator lounge, along with outdoor spaces such as a resort-style swimming pool, grills with private dining spaces, ping pong, fire pits and lush lawn and garden areas.
BNE described The Pearl’s design as pairing clean, contemporary architecture with meticulously detailed interiors that elevate everyday living.
“South Amboy has done a remarkable job revitalizing its waterfront and creating a well-connected neighborhood that extends into the city’s downtown,” said Jonathan Schwartz, a partner at BNE Real Estate Group. “We’re proud to be part of this ongoing story, from the success of Station Bay’s initial phase to The Pearl, which brings new choices for residents to enjoy this unique bayfront setting.”
As with Station Bay’s first phase, residents of The Pearl have sweeping views of the Raritan Bay, BNE said. They also have easy access to highways, commuter rail service and ferries that are currently operating from a temporary terminal but will soon have a permanent two-story facility with seating.
BNE also pointed to the city’s mix of restaurants, shops and cafes in the Broadway corridor, while the nearby Raritan Bay Waterfront Park offers 114 acres of open space, beaches, trails, athletic fields, gazebos and a landmark pavilion, as well as a seasonal lineup of free concerts and community events.
