An investor has added more than 14,000 square feet of medical office space to its portfolio, acquiring a two-story property in Union County for $2.3 million.
Brokers with Bussel Realty Corp. announced Tuesday that a client, Esha Farms LLC, had closed on its purchase of 210 North Ave. in Cranford. Located directly off Route 28, the 14,061-square-foot building is largely occupied by a physical therapy provider and is within walking distance of NJ Transit rail service.
BRC vice presidents Suzanne Tharaldsen and James Hodgkins represented the buyer. Zeustra represented the seller, Van Brunt Real Estate LLC.
“We are delighted to have represented Esha Farms LLC in this prime investment opportunity,” Tharaldsen said. “The company purchased the property to diversify their New Jersey portfolio of investments.”
Ivy Rehab Physical Therapy anchors the property, which is minutes from the Garden State Parkway and Route 22. Tenants also include Associates in Gastroenterology of Union County, Pennsylvania.
