A custom fabrication and marketing business has signed a full-building lease in Carlstadt, filling more than 30,000 square feet of industrial space in a deal arranged by Bussel Realty Corp.
According to a news release, The Lab Fabrication will use the facility at 620 Gotham Parkway to support its expansion to northern New Jersey and the East Coast. It’s leasing the 30,283-square-foot building from Oliver Street Capital, the brokerage team said, touting its proximity to a vast highway network that provides access to New York City and other key destinations.
BRC Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel represented the tenant, which specializes in the design and build of immersive environments, experiential marketing activations, branded interiors, retail displays, trade show exhibits and architectural installations, the news release said. CBRE represented the landlord.

Occupying a 1.9-acre site, 620 Gotham Parkway has 6,300 square feet of office space, 16-foot clear ceiling heights, four loading docks, one drive-in door, wet sprinklers, heavy power and parking for 44 vehicles, BRC said. With its location in the Meadowlands, the building provides the Gardena, California-based tenant with connections to the New Jersey Turnpike, the George Washington Bridge, the Lincoln and Holland tunnels, Port Newark-Elizabeth and Newark Liberty International Airport.
