Kushner’s newest luxury apartment community in Monmouth County is off to a strong start, reaching key leasing and occupancy milestones just weeks after hitting the market.
The developer announced Monday that the first phase of the project, Livana Colts Neck, is already more than 75 percent leased following its launch in late spring. That underscores demand for the first rental property of its kind in Colts Neck, the firm said, adding that initial residents have arrived at what will ultimately be a collection of 360 rentals at 7 Route 537.
Monthly rents for its one- and two-bedroom homes start from $2,945, including incentives specific to 13- and 24-month leases.
“From the outset, we believed Colts Neck was ready for a new rental community that reflects the character and quality of life the township is known for,” said Isaac Buchler, executive vice president and head of operations for Kushner. “The Livana brand was created for communities where hospitality, design and personalized service elevate the resident experience, and the leasing momentum we’ve experienced since opening reinforces our confidence that there has long been strong demand for this type of housing in Colts Neck.”
Designed by Minno & Wasko Architects and Planners, with interiors crafted by 11FiftyNine, the 30-acre complex includes 15 three-story residential buildings inspired by contemporary farmhouse architecture, according to the developer. That’s meant to complement Colts Neck’s estate homes, open landscapes and rural character while introducing a new residential offering to the township.

Residents inside the community have access to amenities such as a high-end fitness center, a yoga studio, a clubroom, a resident lounge, conference rooms and dedicated work-from-home spaces. Outdoor spaces include a saltwater swimming pool with pergolas and patio seating, walking paths, grills, fire pits, a dog park and a private apiary producing estate honey.
The community also offers a hospitality-inspired services on par with Kushner’s fast-growing Livana brand, including an on-site lifestyle manager, housekeeping coordination, laundry and dry-cleaning pickup, pet care and dog walking coordination, the firm said in a news release. Renters can also take advantage of vehicle detailing scheduling, wellness and fitness referrals, restaurant reservations, event planning and assistance with everyday errands and local experiences.
“Surpassing 75 percent leased in the first phase of apartments in such a short period reflects the enthusiasm we’ve seen from renters seeking a new residential option in Colts Neck,” said Amanda Mylius, senior regional manager for Kushner. “With residents now moving in and experiencing the Livana lifestyle firsthand, the community has established strong momentum that we expect will continue throughout the summer.”
Livana Colts Neck, meantime, provides residents with convenient access to scenic parks and open space, shopping, dining, highly regarded schools and renowned golf clubs throughout the township. The community is served by routes 18 and 34, providing connections to points throughout Monmouth County and the Jersey Shore, while the nearby Garden State Parkway links renters to employment centers across central and northern New Jersey.
