A specialty metals and fiberglass supplier has taken nearly 32,000 square feet of industrial space in New Brunswick, in one of two newly announced deals by Bussel Realty Corp.
According to a news release, McNichols Co. is leasing the space at 2 Home News Row from B&D Holdings. BRC Senior Vice President Jordan Metz, Senior Associate Ben Abbate and Sales Associate James Friel represented the landlord, noting that the 31,844-square-foot commitment brings the property o full occupancy.
“Both landlord and tenant worked cooperatively and seamlessly to negotiate a win-win on a long-term renewal at the property,” Metz said. “2 Home News Row sits within the Exit 9 industrial market, a highly desirable location for a myriad of companies, with immediate access to all major transportation arteries. The building also sits within an Urban Enterprise Zone, which offers favorable incentives and tax benefits to the businesses which occupy them including a lower sales tax rate, potential real estate tax abatements and credits against a corporation’s business tax liability.”
In the second deal, the Metz-led team represented landlord Catalyst Investment Partners in a 10,000-square-foot lease in the Somerset section of Franklin with Triumvirate Environmental. Sheldon Gross Realty represented the tenant, a waste management company, in the transaction at 16 Heller Park Lane.
“Through our landlord relationship with Catalyst and in leveraging the Metz Industrial Group’s in-depth broker relations, we were able to identify a tenant and fully negotiate lease terms within days of hitting the market,” Metz said. “Close cooperation between Catalyst and MIG, Sheldon Gross and their respective clients allowed for a smooth negotiation from start to finish.”
