A massive piece of the former Hercules Inc. property in Sayreville is on the market for sale, with zoning in place for warehousing, data centers and other uses across some 400 acres.
Brokers with CBRE are marketing the site, the largest swath of a nearly 600-acre redevelopment zone less than three miles from Route 9. That includes roughly 123 buildable acres to the east of Jernee Mill Road with the potential to build nearly 850,000 square feet of industrial space across four buildings, according to a conceptual site plan described by the listing team.
An approved redevelopment plan for the tract allows for manufacturing, assembly, data centers, flex industrial and pharmaceutical manufacturing, among others uses. All of which would stand to benefit from the property’s in-place electrical, gas and water infrastructure, including two cogeneration plants that are adjacent to the parcel, as well as freight rail to the north.
“We are very excited to bring this truly amazing development site to the market,” CBRE’s Ben Shapiro said. “Sites of this magnitude and in place infrastructure that meet the needs of large industrial uses are a very rare commodity. We believe that given the current market conditions, we will receive significant interest from local, national and international corporations, developers and investors.”
Shapiro and Brian Fiumara, both of CBRE National Partners, are leading the marketing campaign for the property, where Hercules made gunpowder and chemicals starting more than a century ago before mostly ceasing operations by 1990. Local officials in Sayreville have long sought to redevelop the site while grappling with the need for major environmental remediation, seeking to capitalize on its access to the New Jersey Turnpike and other major highways.
In 2022, Hercules owner Ashland chemical sold a nearly 78-acre portion to a joint venture of Trammell Crow Co. and CBRE Investment Management. The team went on to develop a three-building, 1.08 million-square-foot logistics campus known as the Arsenal Trade Center.
“Sites of this size are a rarity in this market,” Fiumara said. “Hercules invested in the property and infrastructure. They have also planned for the future by obtaining a redevelopment plan for the property from the Borough of Sayreville.”
