An East Brunswick office tower has reached 90 percent occupancy for the first time in more than a decade, following two new leases and two renewals totaling 56,500 square feet.
Brokered and announced by CBRE Group, the deals at Two Tower Center include a six-year 25,330-square-foot lease to ACI Worldwide, a banking and payment solutions company. It is one of four recently completed transactions at the 23-story, 405,600-square-foot tower on Route 18.
The CBRE team of Executive Vice President Joseph Sarno Jr., Senior Vice President Jeremy Neuer and Senior Vice President Doug Petrozzini represented ownership, which acquired Two Tower Center in late 2015. The deals also include:
- A new 10-year, 12,622-square-foot lease to Mauser USA, a manufacturer of industrial packing solutions
- A five-year, 15,186-square-foot renewal with Delphi Technology Inc., a software solutions firm
- A three-year, 3,416-square-foot renewal with Angang America Inc.
“As office tenants in New Jersey continued to favor well-located properties with easy access to transportation, Two Tower Center outperformed the market in 2016,” Neuer said in a prepared statement. “As one of Central New Jersey’s most recognizable office buildings, boasting all of the elements tenants desire in this market, the property presents a unique opportunity for companies that want a top-of-the-market experience that also strengthens their corporate profile. New ownership’s commitment to cementing Two Tower Center’s position as one of the most sought-after office buildings in the region is being validated by the rising occupancy.”
Two Tower Center sits at intersection of Route 18 and the New Jersey Turnpike, with access to Route 1, and is part of a three-building complex. The property includes two 24-story office towers that are among the tallest structures in Central Jersey and a 12-story, 405-room Hilton Hotel.
The building has been under new ownership since late 2015, when it was sold for nearly $62 million.
Other tenants include PNC Bank, Wipro Technology, McCarter & English and CBRE’s Central New Jersey office, according to a CBRE news release.
