CenterPoint Properties is set to expand its holdings in New Jersey with a project that will add more than 320,000 square feet of modern industrial space to Route 1 & 9 in Linden.
The developer, which is based in Oak Brook, Illinois, has started demolition at 1601 West Edgar Road to clear a former retail center anchored by Walmart, according to the firm. In its place will be a 321,875-square-foot logistics property with 40-foot clear ceiling heights, at least 50 loading doors, two drive-in doors and parking for at least 103 trailers and 250 cars.
CenterPoint expects to deliver the new building by June 2023.
“The location of the future CenterPoint at Linden facility is truly a cut-above for users seeking to reach the dense regional consumer base and Port Newark-Elizabeth efficiently,” said Ronel Borner, CenterPoint’s senior vice president of development for the east region. “We’ve carefully designed the building and site plan to include all of the Class A features that tenants demand. This includes additional accommodations for car and trailer parking, EV readiness, solar capabilities and flexibility to add additional dock doors if a tenant required.”
The firm, which has expanded its footprint in New Jersey in recent years, has tapped Cushman & Wakefield’s Stephen Elman, Jules Nissim and Stan Danzig to lead the leasing team for the new space. It noted that plans allow for as many as 62 loading doors and parking for up to 373 vehicles, with other features including modern sprinklers and secure truck court and trailer storage.
CenterPoint is building the project under a redevelopment agreement with the city of Linden, which has embraced industrial development. Many of those projects are clustered along Route 1 & 9, providing landlords and tenants with quick access to the New Jersey Turnpike, the port district and New York City.
