Colliers International Group has brokered a series of leases at a Fairfield office building, securing more than 35,000 square feet of commitments to raise occupancy by 22 percent.
The firm said this week that the new deals and an expansion by an existing tenant “signify notable progress” for the 162,000-square-foot property at 695 Route 46. New tenants at the building, known as Highpoint Corporate Center, include Combustion Group, Leif J Ostberg, Homecare RX, Soyventis, Rubin Employment Law, IBEW and Premiere Energy
The expanding tenant is QSS MGMT, Colliers said in a news release.
The real estate services firm was appointed exclusive leasing agent a year ago. Since then, it has brokered deals to raise occupancy at Highpoint Corporate Center from 38 to 60 percent.
Colliers’ Rich Mirliss, who leads the Highpoint Corporate Center leasing team with Alex Vitro from the firm’s Parsippany office, attributes the activity to a recently completed, building-wide upgrade and an aggressive marketing program. The news release said that ownership renovated the property’s four-story atrium lobby and common areas, while adding new amenities such as a fitness center, cafeteria and conference center.
“Our client set out to position Highpoint Corporate Center as the Fairfield submarket’s best-in-class address, offering attractive accommodations and the lifestyle amenities today’s tenants want,” Mirliss said. “The recent leases and volume of inquiries we continue to field validate its achievement.”
The Colliers team is now marketing spaces between 5,000 and 32,500 square feet, with building signage opportunities available. The property sits on Route 46, near interstates 80 and 287, and is easily accessible from the Garden State Parkway.
