Construction is underway on what will be a collection of 125 townhomes and apartments in Randolph, in a project that will add to the stock of new rental housing in Morris County.
Its developers, CrownPoint Group Inc. and Crossroads Cos., announced Monday that they’ve broken ground at the intersection of West Hanover Avenue after acquiring the 14.5-acre site in fall 2023. The property is now set to become the 11-building complex known as Liberty Village, which will include 100 market-rate homes and 25 age-restricted affordable apartments in a location that they described as an emerging town center.
Most will provide bilevel living and features such as coffered ceilings in primary bedrooms and open-concept designs with high-end finishes, as well as private-entrance garages that will offer many residents direct access to their homes, according to a news release. All will have luxury appointments.
“We are incredibly proud to break ground on this landmark townhome rental community,” said Michael Legacki, a vice president with CrownPoint Group. “At a time when most rental options are limited to traditional apartment living, we are delivering something truly unique — spacious townhomes that combine the privacy, comfort, and character of a single-family home with the convenience and flexibility of modern rental living. With demand for high-quality housing in at an all-time high, this project represents an exciting development for residents who want the best of both worlds.”
Designed by Comito Associates, Liberty Village will also have amenities such as a clubhouse with a modern fitness center, multiple social lounges, a golf simulator, a dedicated kids’ playroom and a business center with work pods and meeting areas. What’s more, the pet-friendly community will have an outdoor dog run and an indoor pet spa.
The developers have secured construction financing for Liberty Village from Berkshire Bank, having also raised project equity through their network of private investors. Crossroads will serve as its construction manager in a collaboration with Solano Management.
“This marks our second collaboration together, and we see it as a unique chance to bring a townhouse-style product into an underserved market eager for new, high-quality rental options”, said Anthony Vulpi, development partner at Crossroads.
CrownPoint and Crossroads previously obtained approvals and financing for the development of a 90-unit luxury apartment project in Dover that is currently under construction and slated for delivery in 2026.
Liberty Village, for its part, is minutes from routes 10 and 46 and interstates 287 and 80. Residents also have easy access to NJ Transit stations in Morristown and Dover, while Randolph is some 30 miles from New York City and is immediately adjacent to the municipalities of Morris Plains, Dover, Rockaway and Mendham.
