The owner of a former Ingersoll Rand office and research facility in Hunterdon County is seeking a buyer or a tenant for the property, according to Cushman & Wakefield.
The brokerage team is representing the owner, VREIT, in marketing the 105,074-square-foot building at 1467 Route 31 South in Annandale, touting it as a headquarters, research and development facility that has reuse potential for medical, laboratory or flex space. Sitting on 10.44 acres, the three-story complex has direct frontage and branding on Route 31 at Interstate 78.
C&W’s David Sherman, Josh Cohen, Gary Gabriel and Frank DiTommaso are leading the assignment.
“This unique build-to-suit facility was custom designed for Ingersoll Rand’s Tool & Hoist Division and has never been available to market before,” Sherman said. “This is a rare opportunity to take over this headquarters and lab facility, which can easily be converted for other uses. The building is institutionally built and owned, which is a testament to the quality of construction and base building systems.”
In a news release, C&W said 1467 Route 31 South has high-end office space on the second and third floors, as well as a prototype and product development evaluation laboratory, a variation lab and a “destructive or explosion” lab on the first floor. Other features include two passenger elevators and freight and loading areas, as well as a full-service cafeteria with kitchen equipment and the ability to convert into a large multipurpose room.
