The owner of a 600,000-square-foot office tower in Jersey City has attracted two new tenants after the debut of a revamped amenity space, according to brokers with Cushman & Wakefield.
In the larger deal, DNV Energy USA took 5,144 square feet of prebuilt space at 3 Second St., according to a news release. Northwestern Mutual, which leased a similar unit, committed to 3,615 square feet at the 18-story property just west of Hudson Street.
Cushman & Wakefield’s David DeMatteis, Mina Shehata, Robert Rudin and Dirk Hrobsky represented the landlord, funds managed by Ares Management, touting the role of the newly completed amenity space known as the Hudson Collaborative.
“We are proud to see the success of the Hudson Collaborative on the 10th floor, where best-in-class design, curated amenities and dynamic event programming have fostered a vibrant tenant community, resulting in the leasing of two more blocks of space,” DeMatteis said. “Leasing both prebuilts underscores the appeal of Ares Management’s thoughtful approach to office spaces and we are excited to bring the next phase of prebuilts to market as we continue to deliver environments that meet the evolving needs of tenants.”
Cushman noted that the amenity space offers a range of options to tenants, from stylish lounge areas that encourage impromptu brainstorming sessions to cozy nooks for solitary focus. Meantime, floors in the tower feature four sides of glass that provide panoramic waterfront views of New York City, while the property boasts a redesigned lobby with concierge services, a new tenant lounge and on-site dining options.
Nearby mass transit options include the PATH train to New York City and other destinations in New Jersey, as well as ferry service and the Hudson-Bergen Light Rail.
