The Meadows Office Complex at 201/301 Route 17 North in Rutherford

A well-known office complex in Rutherford has inked nearly 110,000 square feet in leasing activity year to date, bringing the 600,000-square-foot property to 90 percent occupancy.
Brokers with Cushman & Wakefield on Monday announced the milestone at the Meadows Office Complex at 201/301 Route 17 North. The real estate services firm, which represents American Landmark Properties as the landlord’s leasing agent, said the activity involves new leases as well as renewals and expansions by existing undisclosed tenants.
“Since acquiring this iconic Meadowlands property three years ago, the ownership has continued to invest significant capital to enhance tenant quality of life and create operational efficiencies,” C&W’s Curtis Foster said. “This effort, coupled with strong market demand, has resulted in a significant level of activity — especially considering the stabilized nature of this asset.
“Businesses look here because of the location. Companies lease here, and stay here, because they are happy with what they find.”
Foster, who leads the leasing team alongside Jerry Shifrin, touted American Landmark Properties’ ongoing renovation at the two-building complex. To date, ownership has incorporated expanded weekday shuttle service to the Secaucus Junction train station as well as an electric car charging station.
American Landmark Properties is also nearing completion of a sweeping energy savings program valued in excess of $2 million, C&W said. The initiative features upgrades and replacements of systems to enhance tenant comfort and building efficiency while reducing energy costs and enhancing sustainability efforts.
Meantime, the landlord is planning renovations to The Meadows’ fitness center that are slated for next year. The complex is also home to a full-service cafeteria, conference center, day care center and other features.
“One of the draws of this property is its ability to accommodate office users as small as 1,500 square feet, yet we have a variety of larger units available as well,” Shifrin said. “Everyone here benefits from a corporate-level amenities package that keeps getting better.”
Shifrin noted that the recent transactional volume has involved tenants across multiple industries, including real estate, health care, education, logistics, legal and others with diverse size requirements. C&W added that American Landmark Properties self-manages The Meadows and maintains a large on-site team.
