Three medical office tenants have leased space at a new 32,500-square-foot, mixed-use building in Franklin Lakes.
Cushman & Wakefield, the leasing agent for the property, on Friday announced the new commitments at 794 Franklin Ave. after representing developer Gabrellian Associates. The new tenants include:
- Metro Eye Care, which offers ophthalmology and optometry care and will open its second Bergen County location at the building
- Ramsey Sport and Spine, physical therapy and chiropractic practice, which will also expand with a second regional location at the property
- Bergen Oral Surgery, which is relocating one of its offices to the building
Jeffrey A. Prezant, senior director of Cushman & Wakefield’s health care practice group in East Rutherford, represented ownership in the long-term deals. Designed by Dahn & Krieger, 794 Franklin Ave is the only new construction in Bergen County to offer a mix of retail and medical tenants, he said, adding that the team has “created a building within a building concept, which works really well for the tenants.”
“The design is based on careful study of this market and built to accommodate market needs, with both medical and retail businesses identified as high among those needs,” Prezant said. “This is the only new building that combines the three uses into an integrated retail medical center. Sustained demand shows that Gabrellian Associates and Dahn & Krieger have successfully tapped into the synergy between these sectors.”
C&W said the building, which has about 1,500 square feet of medical office space available, has a private lobby entrance with a stretcher-ready elevator and a parking lot for 175 vehicles. The property sits at the corner of Colonial Road and Franklin Avenue and is easily accessible from Route 208 and minutes from Interstate 287.
About 80 percent of the 18,500-square-foot retail component has been leased to date, C&W said, also touting the availability of retail building signage and monument signage for medical businesses.
