D4 Properties has unveiled a proposal to bring nearly 275,000 square feet of new industrial space to a stretch of Interstate 78 in southwest Warren County.
The family-owned firm, which is based in Bloomingdale, will seek entitlements for a project that would redevelop 42 acres in rural Greenwich Township, at 717 Route 173. Its current plan calls for a 274,750-square-foot facility with 36-foot clear ceiling heights, 65 loading docks, two drive-ins and parking for 384 cars and 198 trailers, at a location that is just south of I-78 and seconds from exits 6 and 7.
The property, which would be divisible to 50,000 square feet, is also a seven-minute drive from the Pennsylvania border.
“We are excited to collaborate with Greenwich Township on the design of a remarkable site that will not only generate a significant ratable but also create valuable employment opportunities for the local community,” said Nicholas DePaolera, D4’s managing member.
Marketing materials for the project tout a development that is sensitive to the rural community and is carefully planned to ensure that it fits in seamlessly with its surroundings. D4 said the facility, known as The Tinsley, will incorporate the natural terrain and tree line into its design, to not only help conceal the development from passing traffic, but also provide a sense of natural privacy and security.
The firm added that its building design is meant to promote natural light, fresh air and access to outdoor space. Tenants, meantime, will be able to draw from a strong labor pool in the region.
