A flooring company has signed a 10,000-square-foot sublease in Carlstadt, in the largest of four newly announced retail deals by CBRE.
According to the brokerage team, Rymar Flooring will complete an existing lease term of 2.6 years for the space at 435 Oehler Place. CBRE’s Marta Villa represented the sublandlord in the deal, while Alex Rosenberg of Team Resources represented the tenant, which specializes in commercial and residential sales and installation of all types of floor covering.
“The New Jersey retail leasing market is seeing increased velocity, with regional retail spending up year over year and tenant demand bringing retail vacancies down to pre-pandemic rates in many areas,” said Villa, a senior vice president in CBRE’s Florham Park office.
The veteran broker also represented Main Land Middlesex, the landlord at 700 Union Ave. in Middlesex, in a direct deal with Focus Martial Arts, according to a news release. The tenant, a community-based program in which children, teens and adults train in various martial arts styles to improve their physical and mental skills, will occupy 4,268 square feet.
In Hoboken, the former chef-prepared home delivery provider known as Wonder is now opening restaurant locations with multiple cuisine options under one roof, having signed a 10-year, 3,700-square-foot lease at SJP Properties’ Waterfront Corporate Center III at 221 River St. CBRE represented the owner, while Jon Paul Pirraglia of RIPCO Real Estate represented the tenant.
In the final deal, Rumble Boxing Gym took 2,900 square feet at the Windsor Green Shopping Center in Princeton under a deal with Wayne-based Mainardi Management Co., the news release said. Villa represented the tenant, a franchisee operating as Iron Ventures of NJ, while Rick Mainardi represented ownership.
