With occupancy at nearly 100 percent, Denholtz Associates has unveiled plans to upgrade a 54,600-square-foot office building in the heart of Somerset County.
The project at 150 Morristown Road in Bernardsville calls for replacing the existing walkway, upgrades to the elevator interiors and significant upgrades to the lobby, Denholtz said in a news release. The lobby work will include the addition of a media wall, new healthy vending options, new lighting, new modern furniture and fixtures and a café and lounge seating area.
The project is slated for completion this summer.
The Matawan-based firm said the improvements “will ensure that the two-story multitenant Class A office building will continue to offer tenants superior amenities to maintain the property’s high occupancy rates and continue to attract quality tenants.”
“Our understanding of what modern tenants want in an office space motivated us to renovate 150 Morristown to create a highly attractive location for millennials and the companies hoping to attract them,” said Kristine Hurlbut, senior vice president of Leasing at Denholtz Associates. “Although the building is currently 98 (percent) leased, we recognize the need for renovations and improvements to continue to appeal to premier tenants in today’s competitive marketplace.
“The renovations speak to our commitment to adding value to well-located office spaces to ensure the success of our multi-tenant investment strategy.”
The property is minutes from downtown Bernardsville and six miles from downtown Morristown, the news release said. It offers immediate access to Route 202 and easy access to routes 24 and 206, along with interstates 78 and 80.
