Denholtz Associates is touting nearly 17,000 square feet in leasing activity at a Bernardsville office building, where it recently completed $500,000 in upgrades.
The developer and investment firm announced six leases at 150 Morristown Road, a 54,599-square-foot property off Route 202. The deals include a new 2,600-square-foot transaction with PPT Management, a physical therapy company, along with renewals with five tenants:
- 5,886 square feet with insurance brokerage AmWINS Brokerage of New Jersey
- 3,028 square feet with Decile.Ten Communications, a boutique medical education agency
- 3,000 square feet with College Counseling Associates, a college preparation company
- 1,550 square feet with Multi Media Exposure, a marketing and branding agency
- 750 square feet with Varian Law LLC, a real estate law firm
“At Denholtz Associates, it’s our focus to continuously assess the marketplace and identify the ways in which we can better meet the requirements of our current and prospective tenants, and position our buildings to reflect such demands,” said Kristine B. Hurlbut, senior vice president of leasing at Denholtz Associates. “This focus enables us to consistently maintain high occupancy in our office buildings and deliver value back to our investors.”
David Zimmel of Zimmel Associates represented Denholtz Associates in the leases.
The activity follows the firm’s completion of major improvements at 150 Morristown Road. In the lobby, Denholtz added a media wall, new healthy vending options, new lighting, new contemporary furniture and fixtures and new flooring, among other features.
The firm also added a new café and lounge seating area, according to a news release. With the upgrades, Denholtz has sought to capitalize on a location that is minutes from downtown Bernardsville and six miles from downtown Morristown, with easy access to routes 202, 24 and 206, along with interstates 78 and 80.
